We index your documents

We obtain and index your declaration of condominium, bylaws, and board rules. We check for new documents on a regular schedule.

Chapter 718 fully indexed

The Florida Condominium Act and Chapter 617 (not-for-profit corporation rules). SIRS, milestone inspections, reserves, fines, elections, and governance.

Statute snapshot audited

Every statute in the index carries a version hash so you can confirm answers reflect the current law, not a stale cache.

Common questions about pricing

What happens after the 14-day trial?

Your sandbox archives automatically. No charge, no card on file. If you want to keep the account active, add a payment method before day 14.

What is the Founding Board offer?

The offer is limited to the first 5 paying customers and closes no later than 90 days after public availability; once either limit is reached it closes to new subscribers. While it is open, subscribers get their current price locked while their subscription remains active and in good standing, a 30-day trial instead of the standard 14 days, and direct email access to the founder (replies typically within 2 business days). After 60 days we may ask for a testimonial or case study; participation is voluntary. No discount codes: the offer is price stability, not a lower price.

Can I cancel anytime?

Yes. Cancel from your billing page; we route you through Stripe's billing portal so the cancellation is recorded with the payment processor. Billing stops immediately and you keep access through the end of your paid period. Documents are deleted on request.

How does per-community pricing work?

Each community is one subscription. A 50-unit HOA and a 300-unit HOA each have their own subscription at the rate for their size. Board members within a community share that subscription at no extra per-user cost. CAMs pay the same per-community rate for each HOA in their portfolio.

Is annual billing available?

Yes. Annual billing saves 2 months on every tier. For 1-100 unit communities, annual billing is $39/month instead of $49. Larger tiers get the same proportional discount. See the pricing table above for all annual rates.

Is CondoStream a law firm?

No. CondoStream is software that returns cited statute passages. It does not give legal advice, create an attorney-client relationship, or replace a licensed Florida attorney.

The /board page has the board walkthrough. /trust has the engineering detail your retained attorney will want.
